We manage single family homes, condos, duplexes and fourplexes in Central Texas. We offer a turn key solution for income property Owners in and out of state.

When a unit is vacant, we will review the leasing data on the MLS and set the rental rate to reflect current market conditions. We find a qualified resident by advertising the availability of the property on our web site, on the Austin Multiple Listing Service and with a “For Lease” sign on the front year. We require a written application for each applicant. Then we run a credit check with Experian, a Texas criminal records check with the Texas Department of Public Safety, verify employment and check referances. If the applicants qualify, we will approve them to lease the property. We personally meet with the new tenants to sign the Texas Apartment Association (TAA) Lease. We use TAA Leases and forms for all of the properties we manage. The cost of finding a new tenant is 60% of the first months rent. We never charge when a resident renews their Lease.

Our services include but are not limited to collecting and depositing the rent. Our Property Management fee is 8% of rents collected. Each property has it’s own checking account so Owner’s funds are never comingled. We can pay your mortgage or send net monthly rent proceeds directly to Owner. We provide regular reports on Income and Expenses for each property (can be monthly, quarterly or annually and send via e-mail or via US Post Office). We provide a Pro-Forma P&L at the end of the year with detailed Income and Expense back-up so that once you have plugged in your Depreciation calculation and any expenses you may have paid yourself you will be ready for the tax man.

We have over thirty years experience dealing with the problems and headaches of Property Management so you don’t have to. We deal with repairs, make readies, collecting bad checks, lease renewals and evictions with no charge to you except for the actual cost of repairs, make readies (cleaning, painting, rekeying, etc.) and court costs.
